High specification conservation, refurbishment and extension of existing Victorian residence at Rathgar. Consisting of period and contemporary features. The creation of a large open plan area in the basement made necessary the construction of a complex structural support system involving the temporary supporting of the existing three storey return to facilitate the removal of all external walls at basement level and the insertion of a new steel support structure to accommodate the modern open plan design.
Special Features: Galvanised steel and Rhein-zinc/ glazed roofing, glazed curtain wall, under floor heating, polished limestone floors, oak stairs, flooring and internal joinery, and hardwood decking at ground level. On the upper floor the works involved lime plaster repairs, ornate cornice repairs and cleaning and repairs and restoration to the sliding sash windows and the shutters.
